If you take care of your asphalt by making repairs, keeping it clean, and regularly sealcoating it, it could last up to 30 years. Neglecting cracks, holes, and stains will cause your asphalt to need replacing in less than 15 years.

Initial sealcoating application

Residential asphalt surfaces should be sealcoated within two years of installation. This allows enough time for the surface to cure and settle properly.

Commercial asphalt surfaces like parking lots with lots of tractor trailers or high volume traffic like a popular strip mall should receive an initial sealcoat one year after installation .

Sealcoating maintenance schedule

After the first sealcoating, follow up applications should be done every two to three years. This time frame provides solid protection against the elements and wear and tear while maintaining the asphalt’s integrity.

Residential driveways should only need sealcoating every three years at most.

Commercial parking lots receiving tractor trailers or high volume traffic like a popular strip mall will need to be resealed at least every two to three years.
